Hi, my name is Steve. I'm from Roof Twins. I'm at a home here in Ashburn, Virginia that
is in need of roof repair work because of a leak. Now, when you look at this picture
very carefully you can see that the roof shingles were cut nice and tight to the sides of the
stack pipe which is beautiful. But the problem is, when the contractors nailed the shingles
into place they nailed too close to the sides of the pipe and by doing that they nailed
into the protective flashing underneath. Just one nail exposed in the flashing can cause
a leak. So, the first thing we need to do is remove
all the roofing material completely around the pipe down to the flashing. Once that's
done, then we're going to seal under and above the flashing and then re shingle that area.
Now, very important and I say this to every single customer. If we can reuse the old shingles
without damaging them in the slightest then we're going to reuse them. Because the last
thing I want to do is make your home look like patchwork then in time you're going to
have a problem with the HOA. Now, when you look at this other picture,
this is an infrared photo that I took of the inside of the house and where you see the
dark blue, that's moisture. And that's the wood sheathing underneath the shingles being
wet. So this dark blue here is nails in the flashing that caused water to leak inside
and cause the wood to get wet. But then also the water got underneath the flashing here
as well. Now, where you see the dark blue here, that's the metal flashing on the backside.
And this is not wet because of nails in the flashing but, instead, the ridge vent at the
top of the roof is the source of the problem. And I'll show you exactly what I mean.
Now, here's a ridge vent that is on the top of most homes in Ashburn Virginia and it helps
to release warm moist air and prevent condensation build up in the attic. The installation of
these vents has to be done right in the very beginning because if it's not, they're going
to blow off and then the homeowner is going to have leaks inside their home.
So, the first thing we're going to do is remove the ridge vent. Once that's done, any shingles
that are damaged because of the old ridge vent being removed, we're going to repair
or replace them with new shingles. Once that's done then we're going to seal the deck very
well on both sides of the ridge with polyurethane. Next, we will press the old undamaged ridge
vent or new into the sealant and make sure that we fasten into the rafters every 18 to
24 inches on both sides of the ridge. Next we will reseal all the fasteners.
Now, the key point here is, the polyurethane is now underneath the ridge vent and that
will block any water from getting underneath from a driving rain or a heavy downpour. Once
these procedures are done to the stack pipe and ridge vent, no more leak!
