Hi my name is Larry Schottenstein with Revealty. And if you’re out there looking to sell
your house hopefully you’re going to interview someone, and I wanted to give you 5 reasons
not to hire me if you’re thinking of selling your house.
Reason #1: If you want a real estate agent who’s going to price your house high, make
you really happy and go ‘wow my house is worth that? I didn’t even realize that’
I’m not your guy. Honestly, I can’t think of a worse thing to do than to unrealistically
price your house. And I personally think if real estate agents are telling you ‘hey
your house is worth this much money’ makes you happy to get the listing, I can’t imagine
a worse thing that will have a huge impact. Understand, that when you price your house
high, other agents can see what your house was listed forever and that history does not
go away.
Reason #2: If you’re looking for a yes man, someone who will be an order taker, tell you
what you want to hear, I am definitely not your person for that. One of the jobs of a
real estate agent honestly is to be the rock you can count on, the person that will tell
you ‘I think you’re making the wrong choice’. Or if nothing else to tell you all the different
options you have and make sure you have a pretty good understanding of the risk. Listen,
I’ll let you make whatever decision you like but I think it’s really important that
you make a clear decision about the pros and cons of each course of action.
Reason #3: Your agent tells you ‘I’m gonna advertise your house. Put it in the newspaper.
Stick it in the grocery story.’ That kind of stuff. If you’re looking for someone
looking to spend a lot of money advertising your house in print, I am clearly not the
person for that. Let’s face it. Why do agents advertise? It’s really pretty simple . They
do it first and foremost to make you happy, make you think they’re doing something,
some agents will advertise and tell you ‘that’s why I’m charging this large commission to
justify my expense.’ But the truth of it is, 99.9% of the people are looking online.
Print is not where it’s going to happen. Soi if you want someone who can put your house
in an effective position and optimize it for being found on the Internet, and really understand
how people are searching for things, then that’s what I do. If you want someone who’s
gonna spend a lot of money on print, and tell you something else, I’m definitely not the
person for you.
Reason #4: Open houses. Sounds like an effective way to sell a house. Do you know why agents
hold open houses? It’s pretty simple. To make you happy, get you off their back, but
first and foremost to troll for other clients. Buyers and the nosey neighbors who come to
look at your house. The last item on the list that would have a chance of success is to
sell your house through an open house. SO if you want an agent who wants to do open
houses every week to help promote your house, I can tell you what they’re really looking
for is self promotion. Not an effective way to help you truly market your house an expose
it to the largest marketplace possible.
Reason #5: You’re gonna hire someone just because of how low the commission is. Honestly.
I think in life you really kinda get what you pay for. And that’s how I approach this
thing. When I work for my sellers I work for a fair, honest commission that’s very much
in line with everything else. And with that I bring my experience and all of my background
to bare. I am not your guy if you’re looking for someone who’s just gonna clearly discount
their commission. And to be honest with you think about it. Someone who just discounts
their commission for you to get the deal, what happens when they’re negotiating for
you when it’s your turn to sell the house? Do you really want an agent who buckles under
to give you the best commission to be the person who’s negotiating for you when you’re
trying to get the best price? If that’s the case, I’m certainly in line for your
listing.
When you go to sell your house, understand all agents have the same bag of tricks. We
all really can do the same things. We all market, open doors, lock boxes, we all have
those same kind of tools. It’s very simple, what you really want is someone who is going
to be on your side someone that’s going to be there for you, and someone that’s
really gonna bring their experience to bear for you to get you the best deal possible
for your situation.
