(Brian Mudd) It's Wednesday, and time for the True Real Estate 911 Mid-Week Update with Lisa True, our local Real Estate expert. Lisa: the headlines this week, locally big, big increases. We've seen the double digit increases we've seen the twenty percent plus increases; year-over-year price increases in Palm Beach County, the numbers are getting bigger. Now March-over-March, we are seeing twenty-eight percent year-over-year price increases for homes. (Lisa Treu) We are, and I am not surprised by that, because I can see it in my listing inventory. I can see it in the multiple offers, properties going for over asking price. It's a really great time to be a seller in Palm Beach County. (Brian Mudd) So, I get the selling piece of it. You hear the other side of it though. People are starting to utter that "B" word, "bubble." (Lisa Treu) You know we're getting that question, a lot; yet this time is very different than the last time in that there's so much cash and the buyers are truly qualified for the homes that they're purchasing; compared to the last time with all the creative financing out there. If you are buying, it's the time to buy. If you are selling, you can now get out and get unstuck You may have more equity in your home than you thought. (Brian Mudd) Yeah, I think your analysis is right on,and that this is sustainable... so much cash you don't have all this creative loan products. It's the one lesson that you've been teaching us right along is that if you miss out on an opportunity now, it might not come back around. (Lisa Treu) I think it's going to be a long time before we see to go backward. So, if you say, "Well, I'm a buyer, and I don't want to pay these prices. I want to pay last year's prices." Think about what you'll be saying next year. (Brian Mudd) Remember the Treus.
