This is a year of firsts for them.
Yeah. They're excited that it's a big year
but also cautious 'cause they don't want to get in over their head with their new house.
Well, we just got married,
and now that we've finished with the wedding,
we're ready to find our dream home.
DAVE: We've been in this apartment for about a year.
Three years.
Three years.
Okay.
This is the kitchen.
Yes.
You can see how small it is.
Cooking in this kitchen is very tough.
If two of us try and work in here,
we have limited counter space.
We just kind of bump into each other.
If one of us is at the sink and one's at the stove,
trying to get in the fridge, it's really hard.
Oh, we don't have any water.
[ Laughs ] Are you serious?
KATE: The water often gets turned off,
so what we end up doing
is filling up all of these bowls with water.
You know, if we need water, we have to get it from the bowl,
so bowls are pretty important to us,
but we're hoping that in our dream home
our counter will not be covered in bowls of water.
I'm originally from the east coast.
As you can see,
there's a lot of different things that we've incorporated.
Here's a little replica lobster trap
that we like to keep around.
In our dream home, we are hoping to still include
some of the east-coast-inspired decor.
We're gonna take you, now, to our balcony,
which we really like because it's our outdoor space,
but it's pretty small.
DAVE: It is small.
And there's a lot of construction,
so pretty much, it's very noisy.
Oh, as you can hear, the saw is starting up.
This is the type of thing that we hear every day.
We really want a great kitchen --
really functional, somewhere we can both work.
We need parking.
I, personally, really, really want to have parking.
We like it to be bright. We like it to be open.
We just really want somewhere we can have a lot of people over.
We really want a house that has a lot of character.
I don't think we want something that's super modern.
So, before we got married, we took a marriage-prep course,
and the instructor told us
that we should not do any home renovations
until we've been married for 10 years.
We took a lot of that insight to heart,
and we really don't want to get into a big renovation project.
We think it would be really stressful for our marriage.
We don't fight often, but I anticipate that it might start.
We have a really long list of must-haves, but, you know...
We're gonna have to somehow squeeze it into our budget,
which is $560,000.
Newlyweds, first-time buyers,
and matching their budget to their wish list --
plus they're also nervous about this next step.
Well, this is a big step for them,
and it's about to get even bigger
when they see this first place.
It's very impressive.
I know they're gonna fall in love
as soon as they walk through the door.
They say rain is good luck on your wedding day.
Maybe it's good luck on your first showing, too.

I really like how it flows from, like,
almost like a family-room feel into a dining room,
and so, it incorporates both of those spaces.
Now, from here, you can flow right into your kitchen area,
and you see on the right-hand side, you have a powder room.
Oh, I would love a powder room.
DAVE: Oh, wow. Yeah.
It's nice that they thought ahead with their renovation and put that in.
KATE: Wow. This is a really nice kitchen.

JONATHAN: Do you like mixing it up, too,
having the darker cabinets here
and then contrasted with the lighter ones?
I think it looks really nice, yeah.
And I love the counters.
DREW: Well, the countertops are actually a quartz
that's made to look like marble.
This is real marble for the mosaic on the backsplash.
Coming from their condo, this is quite the upgrade.
Anything would be an upgrade. This is just over the top.
Well, wait till they see the upstairs.
DAVE: Check out this bathroom.
KATE: Oh! This is massive!
This is incredible.

That's the sticking point
because this house is on the market for $899,000.
That is a lot more than we planned to spend.
That's a lot of money.

Why did you show us this house?
That's a move-in-ready home in this neighborhood.
That's something renovated, ready to go.
You guys were very particular
with what you're looking for in the house.
Well, they've done all the work for you,
and they're gonna ask a higher price to cover what they've done.
It's really tempting seeing a place like this
and imagining that we could have something close to it.
We love it.
It's just a matter of finding the right place
that we can polish up, and, yes, I will be there.
Don't take your frustrations of a reno out on each other,
take them out on me, all right?
Tell you what, let me show you some houses,
and then we'll talk a little bit further from there.
Just keep an open mind because they will need some work.
We have turned a bit of a blind eye
to one of the rules from their marriage-prep training --
no renovations for 10 years.
If they were doing it on their own,
but they're working with us, so that's a little excessive,
and they've got a pretty steep wish list
as far as their wants and needs in a new home.
We know we can get it done, we just have to convince them
that this is the right path for them.

It's a pretty busy street,
but we're getting a detached house, 1,400 square feet,
and we're downtown.
That's what you wanted, right?

I feel like I'm back in student housing.
It's not... where I want to live.

fixer-uppers with great potential,
but are they ready to buy into the brothers' renovation plan?

It's nailed shut, though.
All right. This is a rental property.
They've made so many bedrooms in this place
because they wanted to rent it out for more.
Here, they just decided to block off this door
so they have a separate room on the other side.
This should be a living area.
They were actually using this as a bedroom.
This has to all open up.
You want to have a nice, wide --
and it is, actually, a fairly wide unit.
It just feels cramped because of this wall.
KATE: It does. It feels really narrow.
I know Kate and Dave thought
they could never afford a large home in the city,
but this could be a great one for them.
It's a detached, two-story home with 1,400 square feet,
3 bedrooms, 1 bathroom, and a 2-bedroom basement suite.
If they're brave enough to tackle some renovations,
they could turn this former rental
into a beautiful family home.
So, ignore the broken tiles you can see down here.
Those would all be gone -- new flooring throughout the space.
KATE: Okay.
I know this kitchen feels pretty tiny.
You just have the one wall of cabinets.
You look scared.
I kind of am. I feel like I'm back in student housing.
I didn't even notice --
the fridge is in another room than the stove.
There looks to be water damage as well.
Does that concern you, when the ceiling is bubbling down?
Well, me too.
So, we'd inspect everything.
We obviously can't tear the ceiling open
during an inspection, but we would assume that
we're gonna have to replace that plumbing.
I mean, the kitchen right now -- it's not functional.
What would you picture in here
if this was gonna be your dream kitchen?
I don't know, pretty much change everything,
and that might make it a little better.
We're trying really hard to look past what we see
and envision how they can see the space,
but, to be honest, it's really hard in this house.
Why don't we head up to the second level?
Hopefully the bedrooms will win you over.

I know there's a lot of work to be done, but you could do wonders with this place.

This is a decent size for a spare room.
These floors seem really uneven.
JONATHAN: They didn't actually correct the substructure at all
before they laid down the laminate.
There seems to be
a lot of structural problems with the house.
Every room that we go into,
the floor seems a little lower or higher or slanted
than every other room.
It feels kind of like a carnival funhouse.
And even just looking at you through this door frame,
I can see the angle.
It just looks so crooked.
What if we do something like this? Is this better?

This is the master bedroom.

DAVE: I wouldn't touch anything in this place.
I don't mind being the one who has to touch everything in this place to fix it,
so I could turn this into a place that you would love,
and, you know, it's gonna mean getting my hands dirty, but it's gonna be worth it.
DREW: I know it looks scary in here, and I can see it in your eyes,
but if we look at your wish list,
there's a lot of opportunity,
especially since this is a detached home.
You still don't seem sold, though.
No. [ Laughs ]
KATE: Okay.
This house is on the market for $469,000.
Wow.
That's a lot of house for $469,000 in terms of size.
It's just what's inside that worries me.
Yeah.
I don't see anything in here that we can't tackle,
anything that we can't transform into your dream home,
and I know we can keep it well under that max budget.
Even though this house scares us on many levels
in terms of the renovation,
we think Jonathan's going to have a great design for us,
and the location's really good, plus the parking,
so, you know, I think it's something we may consider.
DREW: Here it is.
Now, it's deceiving from the outside,
but it actually has four bedrooms.
Yeah, that last bedroom was way too small.
It's all right. I'll find you something a little bigger.
So, this house is detached,
and you have a two-car garage out back.
Parking is a good thing.
I like the parking,
DAVE: Yeah.
DREW: This house here has a huge corner lot.
DAVE: I like the area.
DREW: You may not like the inside.

KATE: I like the door.

You know, it just overwhelms me.
I mean, it's nice
that they're bringing some of the outside influence indoors.

The easiest kind of brick to install.
It's a little narrow and dark.
DAVE: "Dark" is what I would definitely say.
I don't know. It's hard to see us living in a space like this.
We would tear all this open
because you don't want this wallpaper,
you don't want the dark surfaces.
We can do some renovations to turn this into what you want.
Yeah. I mean, maybe.
It's hard to see it right now.

JONATHAN: That's not very convincing.
I want to hear, "Yes! Absolutely!
I believe you can do that!"
I believe you can do it.

I know this house could be perfectly suited for Kate and Dave's needs.
It's a semi-detached home with three bedrooms,
one bathroom, and 1,200 square feet.
Loads of space and potential for this couple
who really want their first house
to have a lasting impression.
I really don't like the arch.
JONATHAN: It is actually concealing a beam.
That probably means that this wall's load-bearing.
So, we'd have to throw in a beam here just to open everything up,
but it would be worth it because that dates it,
and this wall makes it all feel cramped.
I don't know. It seems like a lot of work.
Come in to this gorgeous kitchen.
KATE: Uh, it's pretty colorful.

I would suggest getting rid of all of this and start fresh.
That wall should go.
That would give you a beautiful, open floor plan
into the dining area and the living area.
Yeah. I don't see it.
It's a lot to change. I don't know.
Why don't you head upstairs,
and hopefully there's some brighter light up there that you're gonna like.

It really is, and this is the best-lit room in the house
because you have all this natural light
pouring in from the window.
But, again, more wallpaper.
Do not fear the wallpaper.
What scares you about wallpaper?

My mom spent about a week clearing out one room.
We have...five, six...
You have 1,200 square feet of wallpaper.
Now, granted, your mom is probably great
at removing wallpaper.
Jonathan is probably better.
There's nothing really scary in this home.
The place has been well kept.
I'm worried a little bit about hidden surprises, though.
We already know, coming into a home of this age,
there are gonna be some surprises in the wall,
and we'll accommodate with a contingency for that.
Okay. What's the price?
Now, knowing your max budget is $560,000,
the list price on this home is $399,000.
$399,000?
$399,000.
Wow.
That is so far below market value,
and there are houses that need a lot of work in this area
that are selling for $100,000 or $200,000 more than this place.
Don't want to scare you,
but it's just the realistic market right now.
If I were you guys,
I wouldn't be afraid of the wallpaper
or taking down a couple walls
because I can see that this could be transformed
into your dream home,
and we'll keep it within your budget.
Okay.
And if you think this could be a contender for you,
why doesn't Jonathan do up a couple of designs
and then show you the potential of this space?
Okay. Yeah, I mean, I think I'd like to see what it could be,
but it's hard to see right now.
I will say, they seem a little more optimistic
than I thought they'd be.
Well, they say that they're okay with the place,
however, they're a little wary.
I think I'm reading between the lines,
and they feel it's too much work.
I did think it was very cool, though, as we were leaving,
the homeowner was there,
and we actually got to talk to her a little bit.
They're looking for a new house,
so we're just touring them through.

You know, the minute I saw them,

Honestly, not a long shot
to turn either of these homes into your dream house,
but why don't we look first at the freaky frat house.
JONATHAN: With all new flooring, a muted color palette,
and high-end, contemporary furniture,
I'll give the design a balance of modern style
and old-fashioned comfort.
It'll be perfect for putting your feet up and relaxing.
DAVE: It looks very warm and inviting.
This really looks like someone's taken the time
to make the most out of the space and find the potential.
Someone like you.

Now, what about this for your new dining room?
JONATHAN: You want room for lots of folks to enjoy home-cooked dinner,
so a large dining-room table will be the focus of this room.
I'll take down the walls
to create an open-concept chef's kitchen.
All new cabinetry, high-end appliances,
and an island for party prep will make this a place
that you'll want to host all your family celebrations in.
DAVE: I really love how you guys opened up that dining room.
KATE: I love having it open to the kitchen like that.
Yeah.
Doing it on the computer -- one thing,
doing it in real life -- something completely different.
Are you confident that you can get it done?
Absolutely. If this is something that you like for the design,
we can turn it into reality.
And, actually, why don't we talk number, then?
So, this house is on the market for $469,000.
Their price is a little low. It should be about 10 grand more.
Market value is about $480,000.

So I would say we can go in with a target price
of $475,000.
And then for renovations?
Renovations, we'd be looking around $80,000,
and I can get it done fast in about five weeks.

which is $10,000 below your max budget of $560,000.
That's amazing -- to think we can do all that for $550,000.

JONATHAN: I'm gonna start with the living room.
I'll put in all new flooring, get rid of that wallpaper,
update the fireplace with tile and bring it all together
with one-of-a-kind furnishings and finishes.
KATE: Oh, my goodness!
DAVE: Oh, wow.
That is not the same place, and there's no wallpaper.
No wallpaper. Wallpaper is gone.

What about this for your new dining room?
JONATHAN: I'll take down the wall
and give you more elbow room and lots of natural light.
I'll take down the existing kitchen wall as well
and use the whole back end of the house to build a great space
with custom cabinetry and a marble-topped peninsula
and, of course, a view of the dining room
with a harvest table.
KATE: It's so bright. It's so refreshed.
It just looks so different.
I can really picture us hosting, you know,
a first dinner there as a married couple in our new home.
It just seems like the right place to do that.
And you know who would be great to invite?
Who?
The person who told you not to renovate for the first 10 years
because this would be your entertainment space.
Yeah. That's actually really true.
Well, let's talk numbers for this place.
This house is listed right now for $399,000.
That is way below market value.
Market value is about $480,000 for this place.
$480,000?
I think if we came in at around $450,000,
will be a more impressive price tag.
JONATHAN: Renovations -- it's a lot of work, $95,000,
but I will do my best to speed it up
and get it done in the same five-week timeline.
DREW: And that would bring us in at a total of $545,000 --
$15,000 below your max budget, which is great.
KATE: That's really good.
Makes me nervous to get into a multiple-offer situation,
but let's hear more.
Let me deal with the stress of that
because we're not gonna pay any more than it's worth,
but we do know it is worth
a heck of a lot more than list price.
Okay.
So, I guess, really, what you need to decide on now is,
which of these two properties do you want to make an offer on.
It's so hard to decide. I don't know.

and this house has a lot of interest.
We're actually competing with 11 other offers.
It's not that much of a surprise, though,
because they were priced so far below market value.
I spoke with Kate and Dave.
They want to go in with an offer of $476,110.
Now, they want the $110
because that's been a lucky number for them in the past,
and they're hoping it'll work again in the future.
We're waiting to hear about
our offer that we made on the house.
We're really nervous about it
because there were so many offers made on the house,
and, also, we dropped the condition of home inspection
and the condition of financing
to make our offer more attractive,
since there were so many.
I would never actually suggest going in with an offer
without at least having a finance condition.
It's important, but it's their decision to make,
and if they want to do that, I'm happy to go forward.
It is kind of appealing for a seller, though,
to have no conditions,
so we've given the seller's agent the offer.
Now all we can do is play the waiting game.
DAVE: When we actually went to the house,
we saw the seller,
and she seemed such a nice person,
we thought a nice personal touch was to leave a note,
and so we told her in the note
that we were going to buy this house, raise a family there,
and, kind of, told her our story,
and I hope that that helps us.

It's a big year,
and it's about to get bigger when the renovations begin.

He has 5 weeks to make their first home their only home.
So, today's demo day, and these guys are excited.
I know they want to get in there and just destroy the wallpaper.

We're also gonna take out all the main-floor walls
to create an open-concept space
and make an awesome kitchen
that spans the entire back of the house.
The first thing we're gonna do is smash this place to pieces.

It's almost like a horror movie 'cause the thing you guys

and we're peeling off walls

There's wood flying, paneling going down,
wallpaper disappearing, and then, what do we hit?

A whole stack of asbestos.
KATE: Who would have guessed that the first thing I opened up
would be this terrible, asbestos-wrapped pipe
that's going to eat into our budget,
and, you know, it's unsafe.
It's not good to have in the house.
So that was just awful.
Yeah. Not too nice.
These walls aren't down yet,
and what are we gonna find when they come down?
NARRATOR: Kate and Dave bought an older house to renovate
into their dream family home,
but costs and concerns mount as they discover asbestos
and bad wiring between the walls.
That's something that we have to have professionally removed
'cause it will run all the way up.
We'll leave that for now,
and let's take a look at what else we can open up.
JONATHAN: I'm gonna get an inspector in to test,
but I've seen a lot of these asbestos-wrapped vents,
and they're typically level one,
which means, as long as that's undisturbed,
we're okay to continue demo in other areas.
You see...
this is what *** and tube looks like.
You can see the insulators,
and at some point, this has arced,
and you can see it's all charred on the wood.
Somebody's wrapped this with electrical tape,
but that didn't do the trick.
It's almost caused a fire. Actually, up here as well.
KATE: Oh, no.
That's why it's not safe, and we're taking it out.
If Jonathan wasn't here, I think I would be feeling
pretty upset and overwhelmed right now.
It's great to have him here. He knows what he's doing.
'Cause, you know, we like to learn, but we don't know.
It does look nice, doesn't it?
Wow.
Yeah. That's gonna make a huge difference.

Opening up the kitchen, we're revealing the stack,
and it's actually not in bad shape,
but it's right in the middle of the kitchen,
so I don't know yet how we're gonna deal with that.
We're either gonna build the wall out to cover it up,

it just all depends once we open the ceiling up,
where the bathroom's located.
We've been wondering what has caused all the rust
and sort of the decay on the outside of this,
and I think I have found what it is.
See how we also have drywall that's all wet?
DAVE: Yeah.

So that is all toilet water --
used toilet water --
that has been dripping down into where you prep your food
for several decades.
That's disgusting.
This is why I don't usually locate the main stack
in your food-preparation area.
Maybe we relocate it and stick it somewhere over off to the side --
if we build this out, something like that.
But that would cost a little bit more
than what we have planned, so...
We'll have the plumber come in.
We'll have him take a look, but this is...
Ugh!
So, we're getting a little bit overwhelmed
with the extra budgetary concerns,
I guess you'd call it.
We have asbestos, we have wiring,
we now have this plumbing issue.
We're feeling tight with the budget as it is,
and to find all these issues,
I hope it doesn't compromise the overall design.
You know, we'll see how it goes, I guess.
JONATHAN: So the tests are all done,
and the asbestos was level one,
but it still needs to be professionally removed,
so that sets us back $2,200
and adds another day onto our schedule.
I know the challenges so far are making Kate and Dave
even more anxious than they were to begin with.
They've been coming by constantly
to check on the progress, but I want them to feel confident
that renovating is the way to go.
But they're newbies.
We come by the house a lot to see what's going on.
I think we're nervous about the renovation.
It's our first one. We don't know what's gonna happen.
We don't know what we're gonna see each time.
Can't wait to see what Jonathan's gonna show us today.

He hasn't really given us that much hint
on what he is gonna show us.
I think it's just because we like to know what's going on.
We like to know the details. We like to know everything.
And we spent all our money on this.
So, I mean, if I spend $100 on something,
I want to get my money's worth,
so if I'm spending a lot of money on something,
I want it all.
I have a little bit of good news and a little bit of bad news,
so you tell me what you want to hear first.
Start with the good news?
Good news? Okay.
The walls -- we were worried
we might have to do a beam, something like that.
Looking up here, none of this is structural,
so we can remove all of these walls
and it's basically just a matter of tearing them out,
and then we can start rebuilding.
We don't have to do anything else.
That's amazing.
That is very good news. And it saves us two grand.
Putting in the beams can get expensive,
especially with how long this run is here.
The interior walls are not structural,
and that's phenomenal
because we were worried about the extra, up-front cost
with having to put in a beam
across the whole span of the house.
Or, even worse, if they'd had to put a bunch of pillars
or, you know, divide up the open-concept space.
That wouldn't have looked how we wanted.
So, that's the one thing.
Heading into the kitchen --
The problem with the stack was worse than we thought.
To show you how bad it is, I'm gonna run upstairs,
and I'm gonna flush the toilet and show you.
So, every time, for decades,
anybody has flushed that toilet, watch how much comes down.

I never would have guessed it was that much.
We have not done anything to this yet.
That's how much every time somebody has flushed the toilet,
that has poured into the kitchen.

My plumber says we should be able to take it from here
and tuck it right in over into the corner
next to the old chimney here.
It's gonna be out of the way.
It's not gonna be dripping and everything,
and, you know, it's about 1,200 bucks,
so I think that's money well spent.
Yeah. That is money well spent.
Bad news?
We've discovered,
as we're opening up all the exterior walls,
there's no insulation in this house.
So, your utility bills would, likely,
in the winter be through the roof.
Okay.
So, we have to decide how we want to proceed.
We need to insulate.
We can either do it with a batt insulation,
which is, you know, that regular stuff,
the pink stuff that you'd usually see.
It's gonna probably cost about $1,000.
Okay.
Or we can go with a spray-foam product.
It is a better product. It does a better job.
However, it's over twice the price.
You're probably looking at around...$2,000 to $3,000.
Yeah.
I think, I mean, with the additional cost
we've uncovered, too,
I think we should stick to the first option.
You want to go with the batt insulation? Okay.
Money and time are our biggest factors right now.

and I know their marriage-prep class
put the fear of renovating into them,
but it's my job to keep them calm and answer every question.

we have no sewage dripping down into your kitchen anymore.

I know that we're dealing with some budget issues
and stuff that we need to make up for.
Yeah, and that does concern us --
the budget, I mean, when we see how the numbers work out,
and what it really means in the end,
what we're gonna have to sacrifice.
I think that's when it will really hit us.
Yeah. It will sink in at that point, but at this...
Not to mention, we've spent more money in the last few weeks
then we ever have in our entire lives.

JONATHAN: We kept costs down by going with batt insulation
instead of spray foam,
but with the asbestos removal, moving the plumbing,
and adding the insulation, our schedule has really been pushed.
My whole crew has been working some pretty crazy hours
to get things back on track.
I know Kate and Dave are a little bit cautious,
or, actually, in this case, a lot cautious,
so I'm hoping they'll just trust in my experience --
I've installed a lot of hardwood floors --
and I know their style, and I know what's gonna look good.
What do you think about things like having the textured,
you know, hand-scraped kind of a look?
Or would you prefer something that's like this over here?
It's a little bit more smooth on the finish.
Yeah. I think...
I like the textured, I think, myself.

Some of these are more uniform
and others are kind of more varied.
Do you find when it's laid out on the floor
that one looks better than the other?
And what about the length of the individual board?
Does a longer board cost more?
Could you, maybe, show us
like a sample of, like, the different thicknesses?

Oh, yeah, much thinner.
KATE: Oh, yeah. So, if it's thinner,
then you can't sand it down as often and refinish?
Now, what about the actual type of wood and the tree?
They are asking a lot of questions,
which is fine because I'd rather they ask those now
as opposed to after I've installed,
and they say, "Well, you know,
we were thinking we'd kind of like to do this."
That would be bad.
So, we're walking through
all the different types of flooring with Jonathan,
and it's completely overwhelming.
There's so many different varieties,
and what keeps running through my head is,
I can repaint a wall, but I really can't lay new flooring,
so I really want to choose the right flooring.
These are some of the boards that I thought would look great.
Something like that.
DAVE: I actually like the one on the end there.
Yeah. I think this would be my favorite.

For me, my original thought was something more uniform,
but you're telling me to trust you and that it will look good.
And I will say,
I just installed this in another homeowner's home,
the exact same floor --
not even just similar, the exact same floor --
and they're in love with it.
Yeah, looking at, like, just a small plank,
you're supposed to envision how it's supposed to look
throughout the whole house,
and it's really difficult to actually envision that.
At least I have a hard time.

So, we are coming to the house a fair bit.

Kate and Dave are definitely detail-oriented individuals,
and, you know, one of the reasons you bring on a professional contractor
is so that I can handle the day-to-day.
Make sure you ask him about the fireplace.
They don't want that -- they want to know everything.
And if something's not happening that they want to see,
they make sure that I'm aware of it.
Our insurance says we have to replace all the galvanized.

because they're legitimately the questions we want answered,
and this is our money, our house,
our renovation in the end,
so he's just got to put up with us and answer them.
JONATHAN: You actually have walls and a ceiling.

You know, I'm slightly concerned about the number
of cupboards and cabinets.
Do you think it's gonna be enough?
Just being in here and looking around.
Like, seeing it on paper and now seeing it here.
There just doesn't look like
there's gonna be a lot of storage.

and part of my dream kitchen is storage.
JONATHAN: Keep in mind, not all the cabinets are up yet.
I think that you'll have lots of storage in here.
I mean, I think we can work with it.
I just -- when we saw how big the space was,
I kind of imagined there'd be, like, tons of cupboards in here.
If they just wait long enough for me to do the installation,
they'd see there are plenty of cabinets.
I kind of know what I'm doing.
It's a lot of steps that have to happen in a certain order.
And it is happening.
I know you guys are coming by a lot, which is great,
but, you know, the surprise might be even better
if you don't come by as much.
Then, even more will be accomplished on your next visit.

JONATHAN: It's a huge transformation.
The original kitchen just felt cut off,
so taking down the wall and making it open concept was key,
and now you've got top-of-the-line appliances,
quartz countertops, and lots of cabinets for you, Kate.
Like, there's so many details,
it's really hard to take in everything.
JONATHAN: Well, we went through a lot to get to this point,
and, you know, it was not easy,
but in the end, I think it's worth it.
KATE: It looks amazing, and just to have this much space.

probably the biggest bone of contention...
you did not like the floors when we chose the floors.
When I saw them in here, I really liked them.
Now I love them.
They look incredible.

that you worked into the design,
and you made them look so much better than we did.

But he was able to deal with some unexpected issues,
keep this cautious couple's budget worries in check,
and finish on time.
