Hi. I'm Shanta Patton with the Patton team in Las Vegas. Now that you've
decided to sell, what should you do first before you list your home for
sale? Well the first thing is you want to make sure that you de-clutter. A
rule of thumb is to get rid of, or hide, 30 percent of your stuff in
preparation for showing your home. That means stashing away extra chairs,
storage boxes, plants, magazines, CDs, clothes, exercise equipment, small
appliances, and books. The second thing you want to do is depersonalize.
You want your house to be so benign and neutral that anyone could imagine
living there without you. Third, you want to make sure that it's clean.
You're never going to be able to list your home successfully without
cleaning it first.
Fourth, make sure you work on sprucing your curb appeal. Don't go
overboard. Just trimming of the trees or grass and pulling weeds can go a
long way. Fifth, you want to make sure that you freshen up the paint. Add a
fresh coat of paint to the walls, something neutral like white or beige can
brighten a room. Next, make sure that you stage the home if the home is
vacant. Just a little bit of furniture can go a long way. This will help
buyers determine truly how large a room really is and its potential. Next,
kitchens can be a determining factor with buys. Sprucing up your kitchen in
need of remodeling maybe by adding new cabinets, knobs, or replacing the
sink and light fixtures will go a long way to a buy.
How much money should you be spending when you're preparing your home for
the market? I would say spend as least as possible. Buyers will be
impressed by a brand new roof, but they aren't likely to give you enough
extra money to pay for it. There is a big difference between making minor
and inexpensive polishes and touch-ups to your home such as putting new
knobs on cabinets or a fresh coat of neutral paint in the living room, or
doing extensive and costly renovations like installing a new kitchen.
