wanted to take a quick minute today just to talk to you about what's going on the
market in general but specifically
what's happening in your building one Jackson Square now
after a spectacular first quarter in a frenzy of buying price escalation
through the roof
average condo prices ended up just shy of 2.2 million dollars
an average sale price around the city of 1591 though the square foot
we've seen a calming in the second quarter that friend is definitely gone
buyers have been much more thoughtful about their purchases in the long run
that the really good
sustainable thing I when you look at what happened in the building
in 2013 you finish the year 2176 dollars per square foot on average sale price
tremendous number
now and 2014 though there's nothing active on the market right now
if you look back at the last 180 days sold in Closter
2523 dole's a square foot which is a really nice escalation from last year
we expect the Thor 2 trends in escalations and pricing to continue
moving forward at the market is very strong
but I don't think we're gonna see the the the insane price jump that we've
seen over the past couple of quarters and again
counter-intuitive but probably much more sustainable in the long run
unknown you take that in comparison to what's going on
in the area and other buildings like yours 1 Martin square
has a two bedroom apartment on the market for 2312 dollars a square foot
and if you go down to the printing house 421 hope that new development condo
sales apartment for averaging 2227 hundred dollars a square foot so one
Jackson
is really falling very solidly in the middle of all the other luxury
destination buildings downtown
