Prodigy Network introduces The William,
an Extended Stay property near the new World Trade Center in New York.
The fact that Manhattan is an island where space is limited
and real estate extremely valuable has propelled a constant renovation of its different neighborhoods North to South,
from the Upper East and the Upper West to Midtown to Soho, Meatpacking and Tribeca.
Each of these neighborhoods has seen substantial historical increases in property values.
Now this phenomenon is occurring in downtown’s Financial District due to several factors.
Over 50 million people visit New York annually with an estimated
30% to 50% visiting the city repeatedly throughout the year,
most of them for business purposes.
The construction of the New World Trade Center on the site of the former Twin Towers
in the heart of the Financial District will bring more than 80,000 multinational professionals to its seven towers.
As many as 379 firms have moved from Midtown to Lower Manhattan in the past decade
adding 20,000 professionals to the area.
Fulton Station, located just two blocks away from the New World Trade Center,
will be the third largest transportation hub in Manhattan,
after Grand Central and Penn Station, with more than 300,000 expected daily users.
Now for frequent travelers it will always pay off to stay in a fully furnished apartment with kitchen and living room,
located near their office, rather than a normal hotel room.
However there are only 12 Extended Stay properties in Manhattan today.
f we compare this number to the existing 2,287 hotels in all New York City –according to Trip Advisor,
it is easy to understand why their occupancy is much higher.
This kind of properties rank as Core Institutional Assets,
typically sought-after by large funds and institutional investors
as pointed out by The New York Times in a June 29 article.
